How a build runs
The order never changes, and neither does the rule that money follows measured work.

Our own architects draw the plan, elevation and structural layout. You get a priced bill of quantities against those drawings — not a rate per square foot with the details left open.
A written contract fixing scope, specification, stage-wise payments and a completion date, with the material brands named in the schedule.
Excavation, footings, columns and slabs. Concrete is cube-tested and steel is used to the structural drawing — both recorded stage by stage.
Walls, plaster, and the plumbing and electrical routed before anything is closed up, so nothing is chased into a finished wall later.
Flooring, joinery, fittings, waterproofing and paint, to the brands written into the agreement rather than whatever is on the truck.
A snag list you sign off, the completion documents, and the as-built drawings for whoever maintains the building next.
How we work
Anyone can show you a finished elevation. These are the things that decide whether it lasts.
Cube samples taken at pour and tested at 7 and 28 days, with the results kept on file for the building's life.
You pay against work that has actually been completed and measured, never against a calendar date.
The architect and the site team work for the same firm, so a design problem is ours to solve rather than an argument you referee.
A site engineer on the ground daily, with progress photographs shared so you can follow the work without driving out.
Buying and building together
The layouts we sell were planned by the same studio that will draw your house, so the setbacks, the levels and the services are known before anyone quotes. It also means one company is answerable for the land and the building on it.
Questions
Yes. We build on our own layouts and on land you already hold. For a plot bought elsewhere we will want to see the title and the approved layout before we quote, because the approvals affect what can be built.
Against a bill of quantities drawn from the actual drawings, with the material specification named. A bare rate per square foot hides what is included, and that is where disputes come from.
You can, and some clients do for flooring and fittings. We will quote labour and structure separately in that case, and the specification will record what you are supplying so responsibility is clear.
Our architecture team prepares and submits the drawings for building permission. Statutory fees are paid by the owner at actuals.
The agreement carries a completion date and a stage schedule. Weather, statutory delays and any change you ask for mid-build move it — and we tell you at the time rather than at the end.
A defect liability period is written into the agreement covering workmanship. Fittings carry their manufacturer's own warranty, and we hand over those documents at completion.
